MOP is the minimum time period flat owners must physically live in their flat before they can sell it, rent out the whole flat, or buy a private property. Standard flats have a 5-year MOP, while Plus and Prime flats have a 10-year MOP.

MOP starts from the exact date you collect the keys to your flat from HDB. It does not start when you book the flat or sign the agreement.

You cannot rent out the whole flat during MOP. However, you are allowed to rent out individual bedrooms during MOP, provided you continue living in the flat and obtain HDB registration approval.

You cannot buy private residential property during your MOP. After completing MOP, Singapore Citizens can buy private property while keeping their HDB flat (subject to ABSD). PRs must sell their HDB flat within 6 months of buying private property.
