This is a Retirement Residence โ€” not a Golden Visa

This distinction is important for searchers and for legal accuracy. The current Dubai GDRFA service is named โ€œIssuing a residence permit for the retired foreignerโ€and grants a five-year renewable residence without a sponsor or host. It is separate from the UAE Golden Residency programme.

Frequently Asked Questions

The current Dubai GDRFA retired-foreigner residence service is a five-year renewable residence permit without a sponsor or host. The published Dubai conditions require the retiree to have completed age 55 and to have at least 15 years of service before retirement. The applicant must then satisfy one of the published financial routes: the property-plus-deposit route or the fixed-annual-income route.

No. Under the current Dubai GDRFA service, the property route requires one or more UAE properties valued at at least AED 1 million and a deposit of at least AED 1 million. The deposit must be transferred into a UAE financial institution within 60 days of residence issuance unless its value is invested in the UAE.

Not under the current Dubai retirement service wording. The AED 1 million deposit is paired with the AED 1 million property condition in the property-based route. The separate alternative is fixed annual income of at least AED 240,000, supported by a six-month bank statement and an official document confirming the income source.

The current Dubai GDRFA threshold is fixed annual income of at least AED 240,000, equivalent to AED 20,000 per month. The applicant must provide a bank account statement covering the previous six months and a letter from an official body confirming the source of income. The original AED 15,000 monthly figure is outdated for the current published service.

Yes, subject to the current GDRFA condition. A mortgaged title deed can be accepted provided the amount already paid to release the mortgage from the total mortgage value is at least AED 1 million at the time of application. The property must also satisfy the other retirement-residence conditions.

Family members can be sponsored through the separate foreign-resident family residence framework, subject to its own eligibility and document requirements. The retirement residence itself does not mean that every dependent automatically receives the same five-year permit without a separate family application.
