Real-estate investor route: federal vs Dubai-specific duration

This master evaluator should not hide a genuine official-source discrepancy. ICP's current Golden Residency overview lists real-estate investment as 5 years, while the current Dubai Land Department investor service says a qualifying property investor can obtain a 10-year renewable residence permit. The correct statement therefore depends on whether the page is describing the federal category generally or the current Dubai DLD service specifically.

Dubai Land Department investor service10-year renewable residence.

Frequently Asked Questions

AED 2 million is the principal real-estate investment threshold in the current Golden Residency framework. However, the residence duration and exact service requirements depend on the competent authority. The current Dubai Land Department investor service provides a 10-year renewable Dubai residence for qualifying property investors, while the current ICP Golden Residency overview lists real-estate investment as a 5-year federal category. Applicants should therefore identify the emirate and service channel before relying on a specific duration.

Current ICP guidance identifies Executive Directors within the 10-year exceptional-talent framework and lists a certified university degree, at least five years of professional experience, an employment contract and a salary certificate showing at least AED 50,000. AED 30,000 is associated with the separate professional skilled-worker category and should not be presented as the Executive Director threshold.

No. AED 30,000 is the current salary threshold for the professional skilled-worker category, but the applicant must also satisfy the applicable MOHRE occupational level, bachelor’s degree or equivalent, any professional licence requirement and health-insurance requirement. The employment and occupation must actually fit the qualifying professional category.

The current ICP entrepreneur service lists an accredited-auditor letter confirming project value of at least AED 500,000 and a letter from the competent authority in the emirate or an accredited business incubator confirming that the project is innovative, technology-based or future-oriented, together with passport and residence/health-insurance requirements. Federal regulations also provide alternative entrepreneur routes.

Yes. For Dubai’s current DLD investor service, a mortgaged property is permitted, but the applicant must provide the required bank no-objection letter showing that the bank does not object to issuing the residence and indicating the paid amount and balance. The current DLD service requires the AED 2 million property condition and does not treat a bank NOC as an alternative to the property threshold.

Yes. Current UAE Government guidance states that Golden Visa holders can remain outside the UAE for more than the ordinary six-month period while keeping their residence valid. The same official guidance states that Golden Visa holders can sponsor family members, including spouse and children, and unlimited domestic helpers. Family members may also remain until the end of their residence permit if the primary Golden Visa holder dies.
