Under updated directives of Cabinet Resolution No. 65 of 2022, property investors holding mortgaged real estate in Dubai can secure a 10-Year Golden Visa without paying off the full mortgage balance upfront.
The investor must demonstrate that the paid equity (principal paid to date) equals or exceeds AED 2,000,000 (AED 2 Million), OR obtain an official bank No Objection Certificate (NOC) from a licensed UAE bank for submission to Dubai Land Department (DLD Cube).
