Dubai Land Department's current FAQ states that the tenant is responsible for a 5% municipality tax on annual rent. DEWA collects this housing fee through the electricity bill and currently states that the annual amount is divided into 12 equal monthly instalments.

JBR is a separate submarket: current Property Finder data shows about AED 117,921 for new 1-bedroom rentals and AED 173,977 for new 2-bedroom rentals. These are market-listing benchmarks, not government-set rents.

It is not the same thing as the 5% Dubai Municipality housing fee and should not be described as a DLD statutory tax. The tenancy contract controls the agreed deposit and the circumstances for its return, subject to applicable law.

Dubai Land Department currently lists AED 177.75 for tenancy-contract registration through the online/system route, including the listed service-partner charge, VAT and knowledge/innovation fees. Registration through a Real Estate Services Trustee Centre is currently AED 220. These are separate from the rent, security deposit, housing fee and any brokerage commission.
